5 Tips To Find a Great Contractor for your New House in LA

It’s essential to find an excellent, reliable builder for your next home construction project. But how can you go about it? Here are some suggestions…
Track their record. Online research is fine, but it can also be unreliable at times. Take time to go and see the properties they have worked on, and speak with some of their clients. A good building contractor will be happy to do this. Sure, it may take time, but it is worth the investment, since we have all heard the horror stories from bad builders. Whatever you do, at least pick up the phone to some of their previous clients.
Check for a price that seems too low. For example, let’s say the average price for a Seismic Retrofit (that’s another department at ARM Builders) is $60,000, but you get a quote for $30,000, it is worth looking at the hidden costs. The thing is that a ‘cowboy contractor’ (ok..our esteemed colleagues and competitors) may well be playing the game. Here is how it works: you get quoted a low fee. The contractor knows that the plans and building materials will not fully pass the city code law, so at the point of inspection (once it has been built, or part-way through the building), the city will impose a ‘Change Order’. This is essential to bring it up to the acceptable code, and the change order may cost you significantly. In other words, you could be paying far more for added costs before you are finished – which is immediately above the market rate.
The third part of the game is that you cannot stop using the same contractor because you had signed an agreement up-front that they would be completing the entire project, so you are legally bound to the company that you now regret hiring.
Check that your contractor has an active license, bond insurance, and active workers comp. This will save you big headaches and possible lawsuits in the future.
Learn more about the company’s history. Ask questions like: How long have they been around for? How many people are in the company? What are the qualifications of your builders? What is their experience? The founder and CEO at ARM Builders, Aaron Weiss, is a trained civil engineer and has overseen over 250 construction projects. He has worked on every kind of project in the private and public sector, whilst our Chief Operating Officer, Oren Leshem, was a specialist working on new commercial construction projects prior to moving to Los Angeles and joining ARM Builders.
