A 60-second guide to Los Angeles ADUs

Summer is coming and it’s time to buy the ultimate holiday gift for your property – an ADU! It is a great way to boost the value of your property, provide you with more living space, or create a new rental income stream without having to leave home. In 2018 the residential zoning laws have changed in Los Angeles, making it easier than ever for you to build an additional dwelling unit.

WHEN SIZE MATTERS

A lot containing a single or multi-family unit is eligible for an ADU, according to Government code 65852.2. There are some limits, but here is a quick overview:

1. Detached ADUs can be built up to 1200 square feet. 
2. Your brand new ADU can be up to 50% of the existing living space, but still within the maximum 1200 sq ft.
3. New ADUs have to be built at least 5 feet from the property line, but this doesn’t apply if you utilize your existing garage as the ADU.
4. Under usual circumstances you have to provide one new parking space per ADU, however this can be a tandem spot. However…
5. The ADU parking requirements don’t apply if your property is within half a mile of public transport. Excellent! There are also other exclusions, which include;
6. You won’t need an additional parking place if your building is within a historically or architecturally important district. 

WHEN SIZE DOESN’T MATTER

1. Even if you have built your main house to the maximum floor-area to lot-size ratio (FAR), then you can still build an ADU according to the new laws of 2022. Ask us how. 
2. Size also doesn’t matter if you are not expanding the floor line beyond the existing walls and roofline of the structure.

FINALLY….

The Los Angeles ADU initiatives are meant to encourage the creation of more housing within the city, and it is an extra benefit to provide easier access to people with disabilities.

ADUs have to pass code inspections, but there are some exceptions. If your primary building does not require a sprinkler system, then neither does your ADU.
