Melvin Project

Melvin

A 1970s home on a large lot in a desirable neighborhood, taken from rental property to a fully renovated home, with a lot subdivision handled along the way.

The Property

The owners had been renting the house out on a well-located, roughly 24,000 square foot lot. Once they decided to reposition it for sale, ARM took on a full home remodel: new kitchen, new bathrooms, new flooring, and a full replacement of the ceiling, lighting, and electrical. The result was a home that felt brand new, ready for the market instead of another tenant.

The Subdivision

The lot was large enough to split, so ARM assisted with the subdivision, dividing the property into two separate parcels, one with the renovated home and one vacant lot ready for new construction. It’s the kind of work that happens before permits and paperwork rather than in front of a camera, but it’s what turns one property into two opportunities.

The Result

One renovated home ready for the market, and a second parcel ready to build on. Two outcomes from a single property.
