Whether a small job or a bigger project, we recommend getting multiple references. A contractor is as good as his reputation and there are multiple ways to verify that the contractor is a good one. First, make sure that the company is licensed, is listed on the BBB (Better Business Bureau) webpage, and has a rating on sites like Angies List and HomeAdvisor.
Our goal is to make the building process understandable and enjoyable to our clients. From the initial consultation to final delivery, we utilize various client engagement tools to provide our clients with the information they need. Using a shared cloud-based platform, we furnish detailed building plans, construction schedules, and weekly progress reports with photos.
The budget of the project should be clear and detailed. We always require a signed contract so that we are both assured that we are committed to the project and understand what work will be done. It is important that we communicate effectively so that I understand your expectations and thus can provide the end result that you want. After we meet, I will create a project plan detailing what every piece of work will cost.
We typically require a ten percent deposit on projects. The remainder of the project cost is paid based on progress stages of completion. These progress points are clearly stipulated in the contract so that there are no surprises. Most of our clients pay by check or credit card.
Many jobs require purchasing products; cabinets, flooring, tiles, fixtures, etc. We have developed relationships with vendors that produce high quality materials and our relationship allows us to procure these materials at a substantial discount. If our preferred vendors do not have what you are looking for, we are happy to use the products that you purchase at the big retailers such as Home Depot, Lowes, etc.
Any jobs that involve structural modifications and are over $600 require permits.
Express permits can be granted on the same day for smaller jobs when you are not breaking down any walls or adding to the property in size. This includes bathrooms, kitchens, roofing, rewiring, etc. Architect and engineering plans are required to be submitted to the city for review on more complex jobs that include breaking down walls or adding to property size.
